Start Your Search

The Buying Process

We first determine your buying needs and priorities to make the appropriate agency relationship choice. Next, we'll establish your search criteria and a plan of action for your home search.
We'll get you signed up for automatic email alerts so you can begin to see properties available in your criteria. At this time, you will also meet with a mortgage banker to obtain loan pre-qualification/approval. Now the fun part! We'll begin touring properties and tweak your search parameters as you discover must-have and could-live-without features.
Once you find the perfect property, we'll discuss and clarify the proposed terms and conditions, create an offer, and submit it to the seller's agent. There may be a few rounds of negotiations, including possible counteroffer before we reach the final agreement.
Once we have a fully executed agreement, we'll open escrow and deposit earnest money. The escrow company will send instructions and documents to sign. We'll then review the preliminary title report, inspection reports, disclosures, and HOA documents. After learning the true property condition, we can request needed repairs. Once the appraisal is conducted and reviewed, we'll remove contingencies, secure loan funding (and deposit remaining funds to escrow), conduct a final inspection and buyer walk-through. After the deed of title is recorded, you'll have the keys to your new home!

The Selling Process

We first determine your selling needs and confirm the decision to sell with all those on the title. Next, we'll review agency choices and select the appropriate working relationship. After reviewing the comparative market analysis, we'll discuss a pricing a marketing strategy as well as any recommended home improvements and staging.
After home improvements are completed, we'll have our media team photograph and video the property. We're ready to list! Our agents will put the property on the market and begin scheduling showings, agents tours, and open houses. We'll keep you updated throughout entire process, sharing marketing results, buyer feedback, and recommended alterations to the marketing plan.
Your agent will present all offers, clearly outlining the benefits and drawbacks of each individual offer. After discussion, we'll then negotiate the selected offer, possibly with a counter-offer. Once all the kinks are worked out, we'll reach final agreement with the buyer.
Once we have a fully executed agreement, we'll open escrow and the buyer will deposit earnest money. The escrow company will send instructions and documents to sign. We'll then review title report, inspection reports, disclosures, HOA documents, and complete any needed repairs. Once the appraisal is conducted and reviewed, we'll remove contingencies, secure loan funding, and the buyer will conduct a final walk-through. After the deed of title is recorded, the property sale will be complete!
